When we were over in Feb. it looked as if the shops were nearly ready.  Have they opened yet and what exactly is there? 

I understand that work has stopped on site as they are now working on apartments near to town.  I noticed a few villas up for sale and wondered if they are selling on this site given the present mood and talk of soft landing etc.

Weather in UK so depressing all this week so looking forward to some sunshine soon.

Hi Jaybee

Here´s what i know from the developer and i talked to them yesterday. The shops have all been sold to another developer who is handling the marketing of the units. The site developer has nothing to do with these units now and has no idea (Interest) in whats happening to them except to say they think a resturant/bar and a shop will open. I have to say that when i looked a couple of months ago the monthly rents were very steep at about 750€ a month so i think people will have to think long and hard about taking a unit (taking into account fitting out etc) The site developer hopes that something will be open by the summer but as to what and when we will have to wait and see.

As to selling on the development the phase 6 houses due April time next year out of 20 plots
 only 3 or 4 are left so it´s gone pretty well for them in that regard. They are also going to release the new apartments in June which they are building instead of villas on one area of the development but no prices have been released yet.

I´ve got half a dozen villa resales on my books and i would say that being actively marketed in total there are about 10 villas and 15 apartments up for grabs at the moment.

Thanks for info Shaggi.  Anyones guess then about shops. I was actually wondering about the few villas that were resales.  There were about 5 or 6 we saw.  Seems everyone goes for new but as sales are down on the coast I wondered if inland properties fare any better.

I do tend to think that maybe we are just too far inland and doubt that the new airport at Corvera (if and when) will affect us. Apart from being a little nearer to Calasparra.  Not that we are thinking of selling yet but one likes to think that they are sellable should the need arise.

Wonder where the new apartments will be built? 

We will be out very soon and will see what changes have occured.  Heard there is now a bread van that delivers daily on site.

Hi there

From my point of view I never buy a property without a view to its capital growth and feel that the new airport and luxury golf and country club at Corvera will have a ripple effect on the prices at La Canada. The golf course and complex being developed at Caravacca de la Cruz will also have a positive effect on our properties. I researched prices there and at the outset the apartments were more costly than mine. I think this will be the closest golf course to La Canada.

The advanatage of our development in terms of its aesthetic appeal is apparent when you look at other new builds locally. I would advise holding on to the property until the airport and golf courses open, that is when you will see your profit. The property market at the coast is saturated and many people are having to sell at vastly reduced prices if they are in any hurry to release their equity.

Thanks Gaynor for your reply.  I do agree about the setting of our site and just thought that the distance from the coast may deter future buyers.  We bought a villa and the additional costs of pool etc. would take a long time to recoup.  We did buy for long visits and maybe future permanent home, but one never knows what lies ahead.

I do think that the apartments are a better investment and it was villas that I saw up for resale.

The news in the papers today is not good about the Spanish airports wanting more personal details and having to fill them in by hand thus causing long delays.   It is all on the passports anyway!

Hear the weather is good and after this grey month in UK really looking forward to blue skies.
