Hi All

We purchased in Phase 3 and used the solicitors Martinez-Echevarria Abogados recommended by MRI. We now intend to change solicitors and have made contact with one mentioned on Eye-on-Spain.

My question is to ask if anyone else has been in the same postion or changed Solicitors and is there any financial penalty? (I'm thinking about the UK situation with Estate agents)

Hi,

We did exactly the same as you. Faze 3/MRI/Martinez. Can we ask why you are changing? We were bieng pushed at the time of purchasing to pay 100% up front, but we did not agree. I guess if you change mid stream you will lose whatever you paid up front. Be interested to know how you get on as we may also change from Martinez as they are expensive, and not independant!

There are a few reasons for changing-one to get independent advice-two I have learned a lot through this forum and eye-on-spain recommendations to date have been good. Finally we are due to visit at end of May and I e-mailed a request to meet in the Roda area and not travel to Calpe. They did not reply which told me something

We would be interested in sharing experiences back-channel if you feel that would be helpful

We are using David Fusster & Assoc, they are less than 1km from Roda in LA. Met up with Maria 2 weeks ago to discuss wills, NIE numbers and power of attorney. Found them very helpful.

we have just bought a 2 bed 2 bath apartment on corvera and are only in the very early stages, so far we have only paid our 6000 euros reservation fee. we had doubts as to go with martinez (recommended by our agents mri) buit decided to use them, they emailed info to me and after reading payment terms for their fees i knew that i was reluctant to pay everything upfront. i telephoned their office with some questions and the girl answered the phone hello mri. this started alarm bells ringing as there is no way that advise that they give me can be totally independant. i have since sourced my own independant lawyer who initially only requires 900euros to start proceedings to deal with my conveyancing i found this much more acceptable. good luck all

You should not pay solicitors or Abogado's full fees up front. Pay only a deposit.

In fact ,for most things Spanish you never pay fully up fornt.

We use a solicitor (professionally as an agency) and they ask for 300 Euros deposit for log term contracts only and final payment when whole job is done! Most conveyancing in this part of Spain should be 600 to 1,200 Euros in total.
Only in other areas of Spain are charges more than this.

Imagine you walk in a bar /restaurant and order drinks food etc.
You pay when you are done.
In the UK you pay in a bar/pub before they serve you anything!
Remember the Spanish are good, generally honest people.
It's the big agencies who con you for their ease!
Smaller independant people cannot get away with this so you should change your solicitor/Abogado and only be charged when all work is complete.
