Hi All,

I believe Parador are a founder member.......They seem to have lost their way me thinks???? Anyways this should be of interest to a number of you.

The Association of International Property Professionals

(AIPP) is setting standards of professionalism in this market to help you, the consumer, in choosing which companies to use when undertaking an overseas property purchase.

Where you see the badge of AIPP membership, you know that a company has signed up to follow the rules and to be bound by them.

Companies who are Members of the AIPP have agreed to follow the industry Code of Conduct; its main points are shown here.

  • Members shall adhere to the highest standards of honesty and professional integrity both in their dealings with the public and in their dealings with each other.
  • Members shall refrain from misleading statements and exaggerated claims in their dealings with sellers and potential buyers.
  • Members must make clear their status and whose interests they represent.
  • Members shall always recommend the use of an independent lawyer for international property transactions.
  • Members shall not require potential buyers to sign binding preliminary purchase contracts without giving them reasonable opportunity to reflect on the contract and to obtain legal advice.
  • Members shall comply with all applicable local laws, including tax laws.
  • All Members must submit to industry standard training for their staff.
  • If any dispute arises between a Member and any seller, buyer or other customer the Member shall draw their attention to the existence of the Dispute Resolution Procedure and supply them with a copy of it.
  • If the seller, buyer or other customer wishes to do so the Member shall agree to invoke and be bound by the Dispute Resolution Procedure.

Simply, Members have agreed to follow the industry standard rules and accept that they will be bound by the Disciplinary Process if they are reported for breaking those rules.

In any cases of dispute, the AIPP will attempt to mediate between parties but, as an important protective measure, if mediation does not work, the case will be referred to the London Court of International Arbitration (LCIA). All Members and the Association itself are bound by the verdict of the LCIA.

The sanctions available to the AIPP include fines, suspension and total expulsion from the Association.

The AIPP provides guidance to the consumer on where professional standards can be found. Where no guidance previously existed, you now have the AIPP Member sign to look for when buying property overseas.

I have sat on 3 complaints panels now for various organisations and the level of numbers complaining can have a great bearing on the way these panels deal with complaints. So the more complaints the more the chance of action being taken.

 

So come on all you who have used Parador get writing.
