Hi All, Does anyone know the situation regarding availability of comercial units at Corvera Golf ? It seems to me any chance we have of a supermarket, cafe, bar, hair dresser, cycle hire shop, interior furnishings shop, etc, etc, opening up at Corvera is if one of the permanent residents takes it upon themselves to open one, if we wait for a Spanish operator to open a comercial unit it might be a very long wait indeed. I'm hoping this thread might bring private finance to someone who is willing to open a comercial unit of some kind. There is undoubtedly people with money who have bought at Corvera Golf so if anyone out there wants to open a comercial unit or if anyone would like to fund or part fund such a venture (in a secure legal contract way of course) then make a posting on this forum thread and see if we can make it happen.

hi there

i am willing to open and run a busness on corvera for residents in a service that residents would like to see but i dont have the funding for it i think something is need on the complex but because of the shortage of full time residents a survey would need to be done to see people would like to see and need but i am willing to come to arrangments to open and wokj in somthing if the funding is there

 i have posted on this forum before about opening a bar and had a very limited response as i have a property  about 1 km from the site.I needed to know how many people were there full time to make this viable .IWe had two sucessful bussinesses which were aimed at the expatswhich we sold and returned to the uk.  Because of the limited response have put any new venture  on the back burner for the time being.Please pm me for any suggestions

Its a shame,but there is no way any commercial venture is viable on Corvera at the moment. If its a bar, work on an occupancy of 3-5% per evening max 10% when established. The figures speak for themselves. Currently 40 ish permanent residents at moment. Not viable.

I have answered thos post before with a similar response and this seemed to have been ignored so thank you PAM for your response to the post

Again been onsite and there are very few people living onsite and probably now split 50/50 between English and other nationalities

The resiidents onsite now regularly use and enjoy the Spanish places in and around town, like Kema 2, and the various tapas places and the music bar with its darts and pool

There should be around 12 completions in December, mainly Spanish people so there will still be just under 400 people completed

Perhaps in the summer when there are some rentals that may change

Let´s put it this way I wouldn´t put my money into a bar in this area, yet

Really odd because this was the response that I gave you on the 6th September which you seemed to have chosen to ignore, was it perhaps because it was form me and you didn´t beieve it, after all I am only checked more than a 3rd of all the completions and am onsite 3-4 days every week

I thought that I was giving a sensible informed view of things and trust me I have funds to do this myself if I tought that it would be viable

Realistically there are no more than 40 people living onsite including my son and his partner and this will probably reduce over the Winter period

From my knowledge one third of the people in resident are actually Spanish and most of the others have been in Spain a while now

The most popular local bar is the Cafe bar with the car on the roof and it seems to be used by most people, the Tapas place in Banos Y Medingo and travelling to The Spanyards Inn ob Feuta Alamo which is more busy when the football is on as they have large screens, with is around 17km away

One of the problems onsite is the lack of a meeting place but the problem with any place in the village is the drive, is there enough of a catchment area around there, realistically no,

I went to the Spanyards Inn Sunday afternoon where they target the UK owners, and it was empty, good prices basic menu, good service and realistically priced drinks and trying very hard but the staff there admitted that it was very quiet and this is on an establsihed resort but again you have to drive

The clubhouse on the resort however where we then went for a drink was busy with Spanish people 

Miguel does well with his BBQ´s but doesn´t open every evening and rumours are that he will close over the Winter months and he has run down his stocks of essentials as places like Leons in town have a fantastic range and are well priced

if you did open à place perhaps one important consideration should be a shuttle service to the resort but as far as trade from current residents I do not believe that it is there yet so do not expect to make money for a few years
