Thought this might be of interest to others?

Copy of email and Questions raised with Gesisur by Amanda and their response:

Hola Jose y Margerita

hope you and the Gesisur team are well, we were unable to make it to this years AGM but look forward to the minutes - when will they be circulated?

We have just come back from two lovely weeks in Aguilas.  Overall we are pleased with the progress being made on the development so thank you for the work you and your colleagues have done over the last year to help improve things.

Dave and I both passed our Spanish GCSE this year (GCSE's are the exams that 16 year olds take) We plan to continue our studies with conversational Spanish this year -sadly our level is not yet good enough to send this email in Spanish, but we are working on it.

  1. If we want to rent out our apartment  do we need any permission/authority from the community and the Ayuntamiento? (this was based on a previous post on Eye on Spain,  that stated you need permission/license from theAyuntamiento)

Reply: 1.- You do not need any permission for renting out your apartment. Your obligation towards the community would be to notify the contact details of your tenants and the period for which they are going to be living in your property.

  1. What are the arrangements for accessing the tennis and paddel courts?  we noticed the gates are now locked

Reply: 2.- A few owners and Mar y Casas decided to lock the gates to avoid people from the outside using the facilities. We have copies of the keys in our office at your disposal. These facilities are going to be given to the local authorities and probably a private company will be managing them.

  1. Dog dirt still seems to be a problem, the notices posted around the complex state that owners should not allow their dogs to do their business in the community but as a dog owner and lover of dogs I know how problematic this can be (when they need to go, they need to go) So I was wondering if the system we operate in England might help:  Rather than forbid the dog to do its business, the emphasis is on the owner to pick up after their dogs (using plastic bags or pooper scoopers as preferred) and deposit  the collected rubbish in bins which are provided. Any owner who is caught not picking up after their dog can be given a large fine.  This works well in the UK and may well work in Los Collados.

Reply: 3.- I take note of your suggestion for further study.

4.The grassy patch between our apartment and the tennis courts is now being maintained by El Portajo and they seem to be doing a good job but the irrigation system is still not reaching the corner nearest our apartment - I understand the land is not part of our complex but wonder who we can get in touch with to sort this out as it seems a shame to have a nice grassy area spoiled by a tatty patch of dried earth.

Reply: .-4 - I will speak with El Portajo about the area you mentioned

  1. The aparthotel opposite our apartment (Jardines de Cope) has a wheelbarrow and some builders materials stacked up against the wall of apartment 17, this "rubbish" was there when we visited in June and is still there in September - it is very unsightly and surely does not comply with community rules - not sure if you are the administrator for this aparthotel? if not do you know who they are so that I can or you can contact them to get the rubbish removed? (See photo attached) I also think owners using spray paint to identify private spaces is very unattractive and must surely be against community rules, can anything be done about this?

Reply: 5.- We are not the administrators of Jardines de Cope but I will notify this to the company that does it. We have already mentioned how unsightly those painted signs are to them.

  1. The grass round the large swimming pool was very wet and muddy in places and not at all nice to look at or walk on, I know it will have been very busy in August - however at last years AGM I recall the possibility of astro turf or some sort of faux grass was mentioned (this may be in this years AGM too but I don't have the minutes yet) What are the plans to deal with the problem grass round the pool?

Reply: 6.- The gardening company has now started to recondition the grass in the pool areas. At the AGM we mentioned the possibility of changing the company that does the maintenance but the assisting owners did not consider it necessary. We are constantly pushing them to improve the pool area as we think their job in there is not satisfactory.

  1. Finally -  We love Aguilas and like to visit as often as we can throughout the year, and also love to swim.  It would be great if one of the pools were heated for all year use , I know they are cleaned and maintained for all year use but are too cold to swim in for at least half the year.  Would it be possible to conduct a feasability study to explore the possibility of heating one of the swimming pools?

Reply: 7.- We can certainly look into the possibility of heated water in one of the pools and submitted for consideration at the next meeting.

I will be chasing minutes, owners private website and unresolved/indefinate answers over the next few weeks

Amanda
