Cuthbert, we were not prepared to wait any longer and had to change solicitors in order to sue. We would rather pay and get our deposit back than give any more money to these crooks. piggoe Sunday, October 15, 2006
Piggoe. Still waiting for the habitation licence. Our solicitor has suggested we sue for our deposit back but this will cost upwards of 10,000 euros.It is difficult to find info on what is happening with the Marbella planning dept so we are waiting a little longer. cuthbert Sunday, October 15, 2006
Irishrover, I went on an MRI inspection trip and their pitch was really pushy and unrealistic growth figures for off-plan, spoke to Viva and got the same story (I have a large invetment property plan and it's not easy to pull the wool over my eyes), concerned over MRI politics being a fellow Irishwoman, finally expanded Spanish branch of my overseas property portfolio with a smaller company Merck, recommended by a friend of mine who is an Irish senator. We used MRI to buy an apartment in Manilva three years ago and completion is not expected before end 2007. MRI stopped dealing with the developers a few months after purchase but did not bother to inform us. I could not recommend MRI to future Spanish buyers bassed on our experience. lizmac Sunday, October 08, 2006

Irishrover. Unfortunately we do not have the same experience using Viva Estates. Four years later we still have not received the keys to an apartment which was to take 2 years. The lawyers were recommended by Viva Estates and no Bank Guarantee was obtained and this Company do not feel in any way responsible. Irishrover, Viva Estates took us round various locations and different apartments. If you know what area you like and what sort of property you want you are half way there. They did look after us even took us to meet a solicitor and took us to sort out our NIE. Viva estates are a big company on the costa and they have a good reputation. Dorothy...I didn´t pay anything for the guarantees although I had to fight hard hard to get them. They establish my name and apartments details and of course the details of the bank. Those are bank documents. I have to say that they don´t clearly establish a completion date and maybe they should but this is something I had in mind before doing the purchase. Believe me...in my opinion the best guarantee is to see people working on the development..completion date depends on the needs..regards Dave10 Monday, October 02, 2006

Hello. My name is Monica G. I bought a house at Mirador You must be very careful!!. The matter is getting worst because now it is more difficult to sell a house for the real estates and promoters, some of them are in huge economic problems and that can cause it bankruptcy. Every person who has bought their house and the hand over has not made yet, can lose the house and even the money they have paid! The reason of this fact is these companies has made a lot of irregularities as it is selling without build license, using the money paid by the first buyers in their own interest and other different business. So it is essential that every person has bought a house in Spain check that the promoter has the building license, bank guarantee over the amounts paid and the contract shows the date when the house is going to be finished and it will take place the handover. If your contracts do not show that points, the best idea is contact with your spanish lawyer to ask for it, as Spanish law establishes these points as a must. I wasted my time asking by myself to Mirador, because they always said the same: "yes, we will give you the license tomorrow, do not worry about it". but they never did it. While I tried to obtain these documents, they were playing with my money; they do not build the house in time -because they had problems with the license- . Sometimes, if the promoters build the house, they take four years in it, when they should take two. For this last reason, a friend of mine who bought to Aifos, very bored and tired, asked for the money he paid three years before, Aifos gave him the money they wanted (less commissions and costs) and later the promoter sold the house for the double of the original price, as he knew. In my case, I had problems with the license and the handover, so my lawyer helped me to get it and be sure what I was signed at the notary.monicag68 Sunday, September 24, 2006
