we completed in October and haven't heard anything from the solicitor about community charge, utility bills etc; still on builders' supply.

Hi Tracy,

we completed (manz8 phase2) on 22nd Oct with a mortgage from Bankinter at 70%; like other have said, they had to get approval from Madrid which took a couple of weeks.

Bankinter only charge 0.5% set up fees, but then there are also management fees, notary fees (for the purchase and the mortgage), stamp duty, all sorts, and that's what brought our costs up to about €4900.  I've got the full breakdown at home which I can PM to you later, if you're interested.  Remember this is a subrogation mortgage so if you go to another lender you will have to pay an additional 1% stamp duty on the mortgage sum.  There are also conditions associated with the mortgage interst rate about life and other insurances, but the life insurance they offer is so poor, we took our own and pay a slightly higher rate.

Somone else posted a question about notary fees, but we still haven't got the final bill yet, so haven't been able to reply to that with a precise figure. We've paid the estimated amount; might get a refund, might have to pay a bit more.

A word of caution - from the time we first applied for the mortage to completion was about 5 months and we had given POA to the solicitor.  On the morning that completion was due to be signed at the Notary office Bankinter asked for copies of recent pay statements to make sure that our financial status hadn't changed.  We only had 90  minutes to get them, scan them and e mail to Spain.  Frantic.

worth it though. very happy.

I would like to strongly recommend to anyone the services of AJS Interiors.  We completed the purchase of our town-house on Phase 2 on at 1pm on Thursday 22nd October after much delay and stress. We were due in San Cayetano at noon on Sunday 25th and had visions of us sleeping on the floor! Ann and Harry pulled out all the stops and when we arrived on Sunday the house was practically fully furnished and looked gorgeous. They are back to work to complete the house this week before I come out again on 13th Nov. I am really excited to see the finished product.

They have provided us with a beautifully completed home for a very reasonable cost and nothing is too much bother for either of them. I cannot thank them enough for what they have done and all the helpful advice they have given us.  The service they offer is second to none and they will provide any tailor made package for you. I was very apprehensive about asking someone else to furnish our home, but  Ann and Harry spent a lot of time making sure they knew my taste, e mailing me pictures of furniture etc and I could not have been more pleased with the results if I had chosen everything myself.

Very highly recommended!

Yes we have completed without the LFO, though this was against the advice of the solicitor and we had so provide a statement acknowledging that.  Bankinter were also a bit fussy abouyt it as well - the Murcia branch had to get permission from their head office on Madrid; but in the end it all went through.
