The answer lies in your question - 3 agents selling the property. None of them think they have much chance of selling so won't spend on marketing. In the uk an agent usually has an exclusive and knows they will likely sell it at some stage and can devote a percentage of the commission up front

I can only speak for the Humix version, but  I've never had to touch the satellite dish to get BBC HD and ITV (when available) HD, just attached the satellite cable to the back of the receiver (same as ASKY box) and tune in the channels on the set-up menu.  Of course, you need a TV with HDMI cable for HD but works on older sets in SD.  Even the BBC HD channel works on an old set and scart lead without of course the HD quality.

They work fine and I'm very pleased with mine and you get all the channels including BBC HD.  I've connected my Humix box  into several across europe as it's small enought take with me.  Works a little better when it  rains than the SKY box too.

Your local BBC TV news channel etc will be the UK postcode area you enter when you first set up the box.  For recording though you will need the hard drive version which is expensive.  They're something like £109 for SD version, £159 for HD and £229 for the HD with record option

Four or five  years ago I had my licence stamped by the traffico in Malaga and put on the system.  A while later I was stopped by the Guardia for overtaking.   An officer in his 50's   politely gave me a fine to pay and checked my licence and docs, smiled  and thanked me .  At that time several people working here had been fined heavily for not having their licences stamped but never any mention of needing to swap it for a Spanish one.

IMHO, unless I'd bought the property more than 5 years ago I would probably threaten to refuse to pay any money at all i and let them foreclose, which will take a while and then cause them to lose far more than 5k if they have to dump it on the market. Can a Spanish bank pursue you for the money in the Uk if they do? Maybe, maybe not, I'd check - they may just have to write it off, but if you have to borrow the money to pay the mortgage you can't afford the property anyway and if it reached that stage you may have to declare yourself bankrupt
