Hi all,

I have a family member who has been through what many of you are still going through. Deposits paid but works incomplete and all the other usual excuses. He refused to pay the final instalment as the villa was no where near ready his solicitor told him to pay but he refused went to court and lost. All in all he has lost around 68,000 euro's he decided that the corrupt spanish system would drive him into the loony bin and so decided to appiont a lawer back home. He too had heard all the scare stories of them seizing his home in the UK, According to his UK lawyer who stated that at no point would any court in the UK act on any spanish bank or lawyers instructions especially if  they still owe money on there present house in the UK. This was two years ago his UK lawyer worked in conjuction with a spanish firm who lodge some paper work not really sure what the paper work entailed but the outcome was he has lost his money but is no longer being chased for the remainder.  Why don't more people treat the spanish legal system with the contempt that they clearly show other national's and get a lawer from there own country get honest and well informed information and let them chase you, forget about contracts that you signed they are not worth the paper they are written on as so many find out to there considerable cost. I do know that if you own a property in Spain and have not paid your fees you can and will be tracked down and made to pay, but this isa totally diffrent process from a failed deposit

hi febe,

your cooker and hob are known as open flued appliances. these appliances should be installed in an open space of 10m2 or more. this allows any harmfull toxins to dispers into the atmosphere before they can become harmfull. the cooker also has safety devises on it to aid in its safe use.(too long winded to go into in detail). also cookers and hobs only have a low kilowatt rating around 2-3kw any appliance with a kilowatt reading under 7kw does not require additional ventilation.(kilowatts KW is the unit used to measure the heat output of an appliance) however your your water heater is a sealed unit and will have a kilowatt reading of around 24kw. being a sealed unit it therefore needs the flue to take in air to create the correct combustion for the gas burner and allow it to run efficiently. the water heater has a safety device linked to the combustion of the appliance if it does not have the correct combustion the water heater should over heat and cut out. this is just a quick simple answer as there are other factors. also the two appliances coming off of the same gas pipe has no bearing on flue regulation.

we have had a car for nearly two years bought it through a garage and we have never registered on any padron. we just showed our passports nie numbers and paperwork showing our home address. we only spend around three months a year in spain.

thanks to all who have replied. i was hoping it would be like the uk and straight forward but as usual in spain its paper work, paper work, paper work after two years i still get annoyed and very frustrated at the way they do business. i would not mind if all this protocol ended with a system that was highly efficient but it is at times shambolic. i have learned to be fluent in spanish but as you all say a gestoria would be the best way.
