Certificate of habitation question, Alicante
| The Comments |
HI. We have just received a price on obtaining a Certificate of habitation of 2,450 Euro, which i think is very high, he is also looking at 1.5 % from the sale. He did say that it will 100% guaranteed in obtaining the Certificate but we are hearing of people that are getting refused this?.
Can anyone shed some light on this please?
Kind regards, Paul

Price for obtaining a certificate of habitation? What is that?
Certificates of habitation need to be provided by Town Halls on a free basis.

Dear Paulron,
We would need a bit more of information.
As Maria says, the issue of the certificate should be free, but maybe your Solicitor has quoted you a fee for something different.
I will explain myself. If your property is second hand, or an old house, or a new construction built by an individual, and there is no certificate in place; it may be that the Lawyer needs an Architect to produce a report on the house, then pay Architects fees and fees for the Architect School, etc.
This is quite common in old town house in Alicante region.
I hope this helps.
Kind regards,
