We bought a new off plan house in 2006 and in the handover pack there were guarantees eg or the kitchen white goods. Every house (77 of them) also has airconditioning and I didn't think anything about that, it seemed like part of the building. Now three years on the compressor has gone and although Airwell of Barcelona say that the compressor is guaranteed 5 years we have no receipt or date of installation so they will not deal with it. It will cost us €900 to replace. (Our developers have done the usual bunk so no recourse to them).
So WARNING make sure you have guarantees and receipts for all the equipment, probably even down to garage doors, shower pumps if fitted etc.
Airwell will not accept the escritura de compraventa and dated plans for the development as evidence of buying this off-plan house!
