Painting Walls and Properties in the Community

Hello

I live on a community of approximately 30 villas, about three years old.   We have a private road, community swimming pool and private lighting.

Our President wants to paint the communal walls.  He has told us that we own the inside of our walls, but the outside of the walls belong to the community.  Several owners have already painted what they considered to be 'their' property.

Could someone please advise me ... If all the walls are communal, would the President need just a majority vote, or a unanimous vote at the AGM to enable him to carry out this task?

ps thanks for a very informative forum.  My previous query brought a very satisfactory answer which has enabled our prospective President  to move forward.

Most decisions need a majority vote at AGM.
It is true that the Community jointly owns the outside walls...................certainly in an apartment block ( like ours ) and the inside walls are your own, or at least the 'space' is. According to the Horizontal property Law, you are not supposed to alter the structure of the outside of the building in a Community and any proposed alterations to the way it looks has to be put before an AGM.
Also, if you alter the inside structure you are supposed to 'inform' your Presidente ( not to mention possibly having to get a small, or large, building licence from the town hall )
