Hello.
We are due to complete on a new-build property soon. Lots of useful information on here, but was wondering if someone could let us have a simple 'check list' to go through with the solicitor and make sure everything is in order before we complete.
This is what I understand is needed at the moment:
Architects certificate.
Escritura/title deed.
Licence of first occupation/Habitiation certificate.
The true price is on the deeds.
Anything else we should check or look out for?

Double check what the solicitors fees are. Also, if you are getting a mortgage, beware that the bank may charge 1/2 a percent of the mortgage amount to issue a cheque. We didn't know about this one (bearing in mind they had already charged us 1.5% commission to arrange the mortgage), amounted to around €700 which we only found out about when we checked our statements later. We queried it with the bank and they told us that it was because the cheque is guaranteed, I used to work in a bank years ago and we would only charge around a tenner for a bankers cheque so this is a pretty hefty amount. We eventually got €400 back but were still out of pocket. There is also some useful information on here about snagging, well worth paying a couple of hundred euros or so for a professional job as this can save you a lot of money and hassle in the long run.
