if you are moving to Spain make sure you do not have to form a community.ours is only  4 years old and for  3 of them life has been pure hell.most of did all the legal things needed but the ones who did not are running the show .we got rid of oone president but the new gets advice from the old one.we no money left in the community bank account and now we have to pay even more .all Spanish laws on communities have been broken by these people and we cannot get any advice fron anywhere .we don'nt mind paying more as long as it is spent wisely up to now that has not happened .every time we say anything about the laws being broken they thats what its there for .can ayone advise Maggiepat

Sorry but if you live on a urb of 5 or more propertyts (HPL)  you are always going to be a COMMUNITY OF OWNERS . either it has been formed or you have to start from scratch and fprm one yoursef even if you live in a flat in a town, the only way to get out of it is to live all alone in nthe campo

thanks i realise that and its a good idea what i don't like is the fact that if you disagree with people in our community

no info as to what is happening is passed on .at the moment we are in crisis money wise but the president as spent money on things we do not need and some of  us have paid our community fees early so that a bill can be paid

they  decide the next president via facebook our candidate has no chance maggiepat

I quite agree maggiepat, sarcasm if not what's needed when people are looking for advice.  This is a sure way to destroy a forum.

Maggiepat, our Urbanisation community was being run unbeknown to us by a Co out to defraud us, the Co which I will only give part name below were

Málaga.
 

 

they have a good reputation and we are very pleased with them and they are now chasing the previous Co over there accounts etc, maybe you can ring them they may be able to assist with help or advice.

Employing a professional administrator does not solve any of the community problems mentioned by the OP. The administrators still have to be controlled by the elected committee and president of the community.

The HPA is a very effective piece of legislation. It set outs exactly the responsibilities of a community and its elected officials. It also provides for penalties when things go wrong.

Spanish communities are modeled on a democratic pluralist system. If you don’t like your committee you can vote them out. If a majority of owners feel that way you can force the issue by demanding an EGM. Voting to remove any official can then be carried by majority.

Everyone moans about their committees in Spain but very few ever step up to the plate to take it on. It’s a very difficult job. Volunteers are mostly retired from a lifetime of work and seek a quieter life. They should be given more credit for the work they do. They are not supermen they are simple volunteers. Cut them some slack.
