Hi, new addition to forum, we have finally got things sorted with Polaris and arrive next week to conclude things. We are arriving on Sunday and sign notary on Wednesday, We have bought a 3 bed ground floor Jardines,were originally buying on terrazes de la torre not even started., Can anyone tell us how much Notary and land registry fees are, we have been quoted 3,800 euros which i feel are a bit high,we also plan to order furniture when there any ideas who has best deals at moment and how are things on site clubhouse started yet what facilities are open, thanks Gary

There is a forum for Condado de Alhama. Once you log on there you can search or ask a few questions. We bought up IKEA, Leroy Merlin and few random furniture stores 2008 into 2009, so you probably need some more current info on places people are using now, DFS was popular as well as Homestyle (Polaris's own furniture store). You'll find people will make recommendations.

The Al Kasar shopping centre now has a bar (the Clover) a Restaurant and a supermarket. Other units are opening to house council offices. There's also a golf pro shop with showers and club storage facilities thats doubling for the club house until such time as the one out on the course is built , the pro shop is right next to the restaurant and then to the bar. The golf course is open and the sports zone with tennis, squash courts etc is also open. The gym is to open soon apparently and its rumoured the snack bar there is also to reopen soon having been closed for the off season.

Hi Gary and Julie,

The provision of funds is calculated according to the price of the property. We completed lot of properties in Condado de Alhama (Naranjos, Jardines and La Isla) during 2008 and 2009 and our services included the inscription of the properties with the Land Registry (for clients with no mortgages) so maybe I can help you a little.  

Polaris World usually sign the Deeds at the Notary's office in Torre Pacheco and it is quite expensive. Apart from that you will have to pay Land Registry's fees and Stamp Duty. 

As I told you provision of funds depends on the price of the property but roughly:

Notary's fees + Land Registry's fees: 1.500€ - 1.700€

Stamp Duty: 1% of the price of the property. 

And if the arrangements are made by a managements office (gestoria) you could be charged their fees: 200€ - 400€ depending on the company. In case that you apply for a mortgage your bank will inform you of the provision of funds because it will include Notary's fees, Land Registry's fees and taxes for the mortgage (not for subrogations).
