Hi we are hoping to purchase an apartment at Brisas very shortly to get to the nitty gritty, the estate agent keeps telling us that community fees have not been set up & running costs are still in the builders hands!!  From the forum I see this is clearly not the case.  Does everyone pay the same if so how much approx?  Also how long would it take to walk to Rojales, would that be along river path? Hope some one can help thanks.

 Community fees vary greatly from one location to the other.  It will depend on the amount of street lighting, whether you have lifts, underground parking, how many swimming pools, size of green areas and gardens and many more things.  Some communties can pay as little as a couple of hundred euros a year whilst others in excess of 1,000 euros.  Do you have on-site security which will have to paid for?  And so on.  Sorry, but it's a bit of an open ended question.

As for walking from Brisas to Rojales, there are dozens of Brisas' around.  Where exactly is your particular one?  If it is Brisas del Mar then there is a community forum on Eye on Spain which you can join and you will probably get more informed answers on there as opposed to the general community fees thread.

Just go into FORUMS at the top, select Find your Community and sign up to the Brisas del Mar one.  Make sure you pick the Brisas in the Rojales area.

Every owner on a community will pay their own individual community fee which can sometimes vary quite a lot from property to property.

The proportion of the overall annual community budget you pay is set in the escritua (title deeds).

The question I would ask though is why is the builder still in control of the community?  Have most of the properties there not been sold?

Are all the licences in place, such as the important licence of first occupation?
