Should I give an estate agent a copy of my deeds?

Hi,

I want to use various Spanish estate agents to help sell my property.  Most of them have already taken it on without any requests but one of them has asked me to send a copy of my deeds to them as they said it was a legal requirement.  Does this sound right?  My deeds are 45 pages in total and include details on my mortgage, bank account, etc.  Do they really need all of this or just the first few pages?

You don't say where you are, but at least in Andalucia it is a legal requirement for listing agents to hold certain information about their properties, which basically entails them obtaining a "nota simple" from the land registry. This document details who owns the property and if there are any charges registered against it (such as mortgage, debts etc.) To obtain a nota simple, they need the registration details of the property, which are usually found on the first few pages of the escritura. Look for "referencia catastral".

I can say that in my case , I always ask for a copy of the title deeds, photocopy of owners ID, last paid receipts of IBI, Basura, comunitty,water and electricity.

This has to be done in order to prevent surprises in the future.
