Has anyone had any dealings with atlas international......
there properties look lovely.....and quite a good price..
but it seems to good to be true....

So what are the pitfalls!!! (dont know why the colour has turned black)!!

They are one of , if not the largest estate agents in Spain.  Their properties are no different or cheaper than any of the 60,000 other agents who sell them.

They tend to have a high turnover of staff  -usually freshly arrived from the UK, so the odds are, the man who sell you a property was only recently a KWIK-FIT-FITTER!!.  Mind you I´ve heard you can´t get better!!

Absolutely useless. Don't deal with them. I have made that mistake. and my property is not even built yet. god only knows what waits for me at the end of this saga.

so the general advice would be use atlas..masa..etc but with caution and use own lawyer rather using one they recommend...............

Hi Kez74

We bought through Atlas.

We found they were not pushy at all, but did only show us the properties they had on their books.

We found what we wanted on our first inspection trip with them.

The only thing I will say is that we wanted to use our own solicitor (UK based), who specialises in buying overseas.

Atlas were NOT amused and we even had the "big boss", come to ask us why?

He tried to get us to use their lawyer, but when I explained I had already consulted with our UK solicitor and had lodged our deposit with them, they had no choice but to back down.

My advice is, ALWAYS use an independant Lawyer.

Thats put my mind at rest alot fibby thanks because that is what i was hoping we could do as the solictor we have used to buy our properties here in England does deal with overseas properties as well so knowing that we will be able to do that is a big weight off.........

I bought through Atlas in March 2003. The property still isnt built as there was no planning permission. I was offered another property which I took. I payed cash and used Atlas lawyer. Moved in Jan 2005. Found that there was a mortgage on the land. Were'nt the lawyers supposed to check that?. Still no Escatura so cant sign on Padron etc. NEVER USE THE ATLAS LAWYER. ALWAYS USE AN INDEPENDENT LAWYER. ATLAS

As has been said on EOS time and time again, NEVER use a lawyer attached to an agent.

ALWAYS choose one yourself, preferably by recommendation.

But you know that now eh?

Sorry you have problems, let's hope they get sorted soon.

Maybe ask our resident lawyer Maria de Castro for some advice?

Where did you buy Fly380?  Sounds like the same place as us.  Atlas and their solicitors were also working with the builders.  The builders took out a mortgage on the land (which is the correct procedure) but didn't pay the mortgage off when they took our money (which is not the correct procedure).  They used that money to buy more land to develope on but then went down the swanee.  The company has now been taken over and is paying the mortgages off, very slowly.  Atlas ceased dealing with these builders (a bit late, if you ask me) soon after.

We bought 5 years ago.  Still no escritura, no certificate of first habitation although we have just had water and electric connected.  Solicitors say the builders have been given until September to pay the amount due but they told us that last year as well.  Hence, not going through the big boys or their solicitors for my new property.

And, of course, the big bugbear is that without the escritura you can't put the property on the marker.  We were hoping to have sold ours by now so we could afford the new place but aren't even allowed to market it.  We contacted Atlas last October and then again in January.  The only thing we have had back is a letter to say they were looking into it and another asking if we wanted to buy another property from them.  Guess what my answer was.  A letter from the solicitors to say they were fighting to get the escritura (I've got a separate file for those letters, now) but nothing from Atlas since the beginning of February. 

The new land the builder bought with the mortgage money has been roped off and all construction work ceased although they still have their flags flying on the land.

Hi FibbyUK and Jeans sis. My situation is pretty similar to bobaol except that I initially purchased on a development called Colinas Del Lago in Los Balcones. The bare plot is still there. The lawyers apologised for the inconveniece and promised me my Escatura 15 March ie last month. Of course nothing happened and now as bobaol says, september is being mentioned. The lawyers haven't had the coutesy to reply yet. I did visit their new office but was fobbed off with a clerk. It is particularly annoying as I live here 24/7 and not being able to sign on The Padron causes problems if you are here all the time. The catch22 situation is that the lawyers are doing this for free - as they should be as it was their fault - and going to another lawyer at this stage would not help as it would be yet another expense and worry and probably wouldnt achieve anything as the money has already gone to the builder. All we need now is the much anticipated property crash - NOT. Dont worry - I am not losing any sleep and I dont need to sell. - Fly

Fly, That is a bad situation, sorry for you........Atlas chose a bad builder that time!

But hope it gets resolved soon.

We are close to you, Playa Flamenca near Carrefour, Go Karts etc.,

The shame is Atlas International will not do much to help if they are anything like there sister company's Iberian International and Costa Blanca Baleares. I know that developers tend to run aaway and do what they want but the Agents tend to let them do what they want. They should select the developer and get more guarantees after all they are the so called professional?
