Difficulties with mortgage

Hi all,

bobby was looking for an update on M11 , so i would imagine that others on m11 would also like one.

Any chance of anyone out on SG getting me a photo of M11 in general and M11-7? no rush.thanks in advance if you can.

we got a letter from atlas, yesterday.

although it doesnt tell us anything we didnt already know, this is the first letter we have actually received from atlas re delays, so at least they are actually acknowledging it!!

anyone else get one?

it reads:

we contact you regarding your property purchase on the sierragolf site, Atlas international would like to thank you for the confidence you have placed in our company.

We would like to reiterate our appreciation for your continued trust that you have displayed, despite the long delay that we are experiencing.

unfortunatly, unforseen circumstances behond the control of Masa and atlas international have arisen, since the signing of your purchase agrreement and has resulted in this set back.

please let us inform you that your builder regrets the length of hold up, from your original purchase date and they express their sincere apologises.

at this point we must make clear that atlas international are unable to control the completion calendar and at times, as in this case, the bureaucracy has set dates back longer than expected.

buying a property anywhere is never a simple process, there are many people and stages involved and sometimes you may feel that the service is not quite what you had expected.

from our end we can assure you that atlas international have been acting on the behalf of our clients in liasing with mas on a regular basis.

to this end, please accept our apologises for the inconvience caused and please be assured that once we have any information on the completion of your property we will be in contact with you.

Yes we got same letter, Dear Clients, can't even be bothered to address their letters to individuals, that's how much they value us.  What a load of rubbish, Rob says 6 months to 12 months, don't know where he has got his information, obviously Atlas aren't even committing themselves to giving us any date.

WE SPOKE WITH OUR SOLICITOR LAST WEEK , MASA TOLD HIM THAT M11 WOULD NOT BE HANDED OVER FOR AT LEAST 6 MONTHS, UP TO A YEAR, ALSO THE STAFF IN THE SITE OFFICE TOLD US THE SAME INFO BACK IN NOVEMBER.

WE ARE ON SG SEVERAL TIMES A WEEK CHECKING THINGS OUT FOR PEOPLE WHO ARE STILL IN UK  AND WORKING ON A FEW GARDENS SO WE ALSO GET TO HEAR THINGS THROUGH THE GRAPEVINE....

That wasn't meant as a criticism of your information, more to confirm the fact that Atlas are not informing us of anything at all. The client letter we all received told us only what we know already that there is a ridiculous delay on our property. By the time they release M11 they will be over 2 years old.  Not bought off plan, the property was built when we bought.

Atlas promise to support and keep you informed every step of the way.  But come the supposed completion date and they don't want to know.

What I keep trying to ask Atlas and everyone else is why should it take 6 - 12 months still to complete, the houses are done, the roads are done, even the pavements, road signs, trees zebra crossing were all there is October 07 - So what on earth is going on?

we too have asked those questions and dont get any answers. the houses are finished, they will be needing painted again by the time we get them!

initially we were told the roads - its not that now.

then it was water and elec, but others have it.

atlas say they are in regular contact but do not have any of the answers - what exactly do they discuss on the phone??

something funny, if you ask me. everything is ready, so why are they not releasing the houses? the sooner the builder releases, the sooner they have their money.

i did wonder if there was structural problems, rumour had it that some of the houses has subsidence - but that is rumour. i have asked and asked, but never get told a straight answer.

Also got the same letter from Atlas (Assless), Know futher forward. What was the point of sending the letter anyway, it has told us nothing new. All we want to know when are we going to get what we all have paid good money for?. Why do Atlas deal in a country were they don't seem to know what is going on.

I am on M20, is there anyone out there know when or if these houses are going to be released, my wife wants to pull the plug on the whole deal, development, country.

We also bought through Atlas International on M16 and began the process in October 2006 on M16 and the houses were built no roads etc.

We were due to complete March - June 07 we had lots of excuses  like:  electric, water, no roads pavements, access.

We had the call to let us know we could complete around November 07. Then there were more delays to do with electric and we asked about compensation but never got anywhere.

Atlas advised us not to do anything, we in conjunction with Atlas decided to come out,  despite the fact the electric may not be connected in January 08, and signed on 11th. We were surprised as we had a meter and electric connection. A neighbour a few doors away completed the same day and had to wait for this and they were residential.  Although we do not have a Habite Certficate as yet.

One thing we found frustrating was that Atlas put us from coming out for a mid term and we would really have benefited from this.

When we did come meeting those on site and seeing for ourselves was really beneficial

I suggest if you are having misgivings then you really need to come out , as Atlas like so much notice. Make your own arrangements. When signing we used a hotel just on the outskirts of Torrevieja not an Atlas one, alternitively SG non residents may allow use of properties.
Just ask. You will need a car.

We were given fob offs from Atlas over the time and nothing makes sense in respect of the building and works.

When we signed we were pleasantly surprised that a pool and bar have been added to M11 

We were told this should be up and in use by Easter this year as the nine holes of the golf course will,  but allowing for Spanish timetables we thought by the summer.

Of course this raises questions as to how they can release a pool and bar, if they do when they are not releasing these houses. We drove around on the road and only a few houses looked like there was any work in progress but the road comes to an abrupt end.

We were told by one worker the estimation was three years for completion of site but he added Spanish time is likely 5 and he was Spanish.

It is very frustrating for all those who have not yet got their properties appearing no rhyme or reason for delays.

THERE WAS NO OFFENCE TAKEN WITH YOUR THREAD, JUST WANTED TO SHARE WHAT WE HAD BEEN TOLD.

4 WEEKS AGO WE AQUIRED A LIST OF VACANT PROPERTYS FROM THE SITE OFFICE,

M11 HAS 13 UNSOLD PROPERTYS [ 10 EAGLES. 3 GREENS ]

M54 OPPOSITE HAS 10 EAGLES ,16 OPEN PLUS, 1 RYDER TOTALLING 40 UNSOLD PROPERTYS.

WE HAVE BEEN TOLD THAT MASA USUALLY REGISTER PROPERTYS FOR HANDOVER WHEN THERE ARE SEVERAL SOLD IN ONE GO, WE DONT KNOW IF THIS IS CORRECT.

COULD THE OTHER REASON BE THAT THEY ARE WAITING FOR THE POOL TO BE COMPLETE ALONG WITH THE SNACK BAR SO THEY CAN PRESENT IT TO THE TOWN HALL IN ONE GO.

WE HAVE NOT HEARD ANY RUMOURS ABOUT SUBSIDENCE, WE KNOW A LOT OF PEOPLE AT SG , THEY HAVENT HEARD THAT EITHER, LETS HOPE NOT.

We can understand your thinking about agents,  as we were very frustrated by the replies we got from Atlas, but don't completely regret using an agent. As hearing some of the stories where people have used other channels to buy, trusting what they are told, coming out after selling up,  getting here to find, no home and a long wait.

We are fortunate to not be in that position as although it is our only home we own now,  although a bit scary. We do have a home in the UK  as it is with Dens job.

 When we came out the rep who took us around was a decent bloke and in some ways I think he gets the rough end as he is just a rep working as anyone else to earn a living. He did tell us that Atlas were going on information given by MASA, that is why it appears confusing as they are told one thing then it is retracted.

They had no idea that we would recieve a GIFT of house insurance when we signed cause he took us to complete house insurance before we signed. So we have two we think although we have no policy from the MASA one as yet.

I agree Atlas need to pull their finger out to get some relevant and correct information as they just appear to sit on their haunches, only adding the same pics to their web site.

   From what I have read and gleaned it would appear that Masa has too many projects on the go starting before one is completed and his appear to be the larger developments. Just don;t give up.

Just got this from my solicitor, not 100% sure what it means, any ideas?   (M11-19)

Dear Mr Campbell,

I would like to inform you that we have been informed by Grupo Masa that all documentation has been presented to Murcia Town Hall and that they are pending to receive the final documents from Murcia. As soon as they receive it they will inform you that you are able to sign the deeds. We have no more information and we can not give you any other estimates. Here I enclose
