1) We would like to get UK satelite channels.  What are the laws regarding this. Will a communal dish be fitted. Can a communal dish pick up signals from more than one country as not everyone in the block will want UK channels. If it is not possible to connect UK channels to a communal dish, can we put our own dish on the terrace. Are our apartments allready wired to receive a communal dish connection. If yes, is this only in the lliving rooms, or in the bedrooms as well.

2) For those of us on the Semi Sotano (Garden) level. Can we extend the area in front of the terrace that at the moment is covered in dirt/weeds. If yes, what options do we have. Can we tile the area, or put in decking.

3) I am in block 1, Phase 1 on the semi sotano level. The fence around my terrace area is about a metre high. I can step over it. A child could easily climb over it. The fall to the road below is about 15 metres. A child or even an adult would be killed if they fell from this height. Can the height of these fences be changed in block 1, phase 1. No other block has such an extreme drop. There are other areas around Don Juan that are on ground level with no drop, yet the fences are nearly twice as high. I take it the developer would be responsible for any child that falls from this area. My neighbour also shares the same concerns.

(1) The Road adjacent to the train station is an issue for me

(1) Whose responsible for this Road or the laying of a road  The Developer/RENFE/Town Hall  - This was supposed to be the main access road until recently, now I understand that in order to have the habitacion license granted the Developer resolved this issue for his benefit and ours by putting in another access road but the unfinished road remains - who will fix this.

(2) Rumour or truth I don't know - Phase III is going to be left as it is? the developer is not progressing with this? Does anyone know the answer to this question.  

(3) TV/SAtellite Dish - there will or is one on the roof for Spanish Satellite and I thought that there was supposed to be a spot for another dish which can be shared by others wanting more than the spanish channel - They could also share the cost.  This is another reason for having a good community forum/committee.  The dish size I have seen to receive the British channels is very big.

What about pets, are they allowed, and if will there be regulations of how to keep these (Walk the dog in leash, barking, cats walking around, etc...)?

Just a quick post as I am only back from Spain ,

I have been told by Irma who is looking after Community affairs (Tel: +34 952 44 02 07) that the first Community meeting takes place next Friday at Don Juan and 2 weeks later we will know the community charges, internal rules etc.

If Max or Saskia are willing to act as proxy for those who have completed, I think it would be a good move to appoint them.

Sorry all, hadn't noticed the separate post which includes this info!

On a general note: questions are fine, but do realize that you will basically answer them yourselves. It's WE that are the community and WE will make up the budget and establish the internal rules.
If you have proposals or wishes state them before or on the meeting as this is your chance!

Hi Max

If we have proposals or wishes who do we send them to? Is there someone who acts on our behalf? You mention someone named Irma is she able to assist? Is she a resisident or does she act for the developers interests only?  We could scan and send a proxy form to give someone our vote. Which ultimately would benifit all the residents if plenty of people did that and we ended up with an overall majority vote.

Hi Janmet,
Irma is the hired administrator and normally no resident. In theory she acts on behalf of the community, but she is already appointed by the current interim president who I assume will be the managing director of Don Juan. 
If you want to give someone your vote it's easy. You can scan the proxy form or just make a statement that someone is your representative. There is afaik no obligatory form for it. The most important thing is finding someone who will truly represent you and your wishes which of course is very difficult if you don't even know the draft proposals for the meeting.

The airco is as close to our client as possible and above the division wall. Most of the noise will be at our clients balcony....
