Scared and frustrated re mortgages

Well, what a civilised meeting we had on Thursday!  Everything went really smoothly, everyone seemed to agree on everything and it looks like finally we're on the move "as a community".

The new budget was approved, totalling 50,000 Euros of the year.

Ammex screwed up with the the community fees that they charged in July so we have all underpaid.  We paid last year's reduced rate instead of this year's "normal" rate.  Therefore we need to make two payment this quarter, the arrears from last quarter and also the actual amount for this quarter.  It will be taken in two stages.  This month we will have to pay the "normal" fee for this year and then next month the arrears for next quarter.  Everyone will get details of this next week.

We have also agreed to change the garage doors (it was a majority vote).  It means that everyone who has a parking space will have to contribute a one-off payment of 200 Euros so that we can have them replaced. The developer is not budging on the issue of the doors so this is our only solution to get this sorted.

We are taking on a maintenance guy, starting monday, who will look after day to day issues, the pool, the gardens, garage cleaning, etc.  We really need this.

Regarding the debtors, this will be passed onto a lawyer to retrieve oustanding costs within the next 4 weeks.

I think that's most of it.  Minutes will be released very soon.

All in all a good meeting...let's hope it's a good sign of things to come!

Hi Justin,

Good to read that we are now moving in the right direction. My concern about the 200€ for the garage doors, is, what happens if those people who have not paid their community fees don't pay this 200€! Will we have to wait until all monies are collected or will those people benefit from those who do pay?

Is it possible for the maintainance guy to repaint the stairwells in the apartments.

Most of the apartments are now occupied so there shouldn,t be any more damage

to the walls.

I agreee about painting the stairwells, ours (Portal 5) looks very shabby.  what exactly is going to be done to the garage doors and when do we have to pay for that? Also is there any news on the electricity - I remember Justin you said it was iminent!

I think there is a 5 digit post code.

Karen, there is no property postal address at the moment (we're working on it).

Francine, everyone (but one) in the meeting agreed that as we're getting nowehere we need to make a provision for replacing the doors with some decent ones ourselves.

We have a discussion with the developer hopefully next week and if we still get nowhere then it will cost each of us with a parking space just under 200 Euros to replace them ourselves.
