Morning everyone,

I was just wondering if anyone has any indication at all of the value of property these days on Roda Golf and if there are any signs of them selling? I have a 2 bedroom penthouse apartment on phase two. Anyone have any idea what this would go for these days?

I have checked a few websites but not sure if they are up to date and giving a true reading.

Just Curious!!!

Thanks

June

there was an earlier posting from someone called "big c " who marketed his apartment for  100000 euros with no takers prior to handing the keys back to the bank ....... also murcia golf prorerties have a two beb penthouse they have been marketing for a considerable time and that is now 134950 eoros .

i had a long discussion with murcia golf properties regarding both roda and corvera and it would appear that although there may be buyers out there they are reluctant to buy on uncompleted resorts .

if anyone has more posative news that would be fantastic ....

At least Roda Golf has the advantage of being  small, near the coast, airport port, shops and numerous eating places.

adev ,   totally agree ... one final push by the developer and it could be a superb resort ... unfortunatly at the moment its sadly lacking in on site facalaties ... which according to the agents is hampering sales and resulting in depressed prices ... chicken and egg situation i guess !!   ....... but like you say at least its not in the middle of nowhere with no facalaties .

debbie - I  would say the depressed prices are more to do with all the repossessions, the Banks are not bothered with profit they just want their money back consequently properties are going so cheaply. So until this levels  itself out  things are not going to improve.

I do feel very sorry  for the people that have been affected by this. But not so sorry for the people that are  not paying their community fees  etc. but renting out their properties, they must be paying their gas, water and electricity though or they would be cut off.
Personally i think there should be some way of checking on the utility bills of the non payers  and having them cut off until all the community bills are sorted.

Adav - great idea about cutting the Gas & Elec off to non-fee payers. How legal this would be though I'm not sure!!

As far as I am aware, there have been no properties sold (resale that is) is many months. Unless someone knows differently?

Great comments folks, I totally agree with you.

Hopefully, one day we will see a final push from the developers that will turn this resort into something special.

Like so many other people we are also disgusted at those 'community fee' non - payers and hope one day they will get their come uppance and forced to pay out one way or another.

We are booked to pop over to Roda in May and are so looking forward to our much loved visit.

Fingers crossed to the future of the resort all the same.

June

I can definitely confirm that there has been a resale.   A friend of mine enjoyed going to Roda so much, that he bought an apartment there very recently.

Here is to hoping the forthcoming Covera airport and the train station will stir some interest, and bring in more people who will appreciate and enjoy the resort and the area so hopefully sale (and rentals) will start stirring.
I find lack of transport does not help.   Not everyone wants to hire a car or is confident to drive on the right (if from UK)
It would be brilliant if buses would stop a little closer to the resort, or better still outside. Anyone have any idea on how we can influence this?
I am also hoping that Roda will consider running a mini bus to the train station when it opens. I personally will gladly pay fare just for the convenience and the opportunity to go other parts of Spain without having to even consider driving.  Again, any ideas how we can also influence this?
In addition,   it really does not help when people say negative things about the resort. I think some will agree that even in this present economic climate with most (if not all)  of us in negative equity, the resort is still incredibly enjoyable I feel  privilege to own a property close to such a beautiful, healthy place such as the Mar Menor is.
Huge thanks to those who take the time to look after the resort in my absence.  I am awed every time I visit.
What in my humble opinion would really encourage people to come to Roda is if everyone and the press started advertising the beauty of Roda resort and the immense health benefits of the surrounding area.
Health is a mega issue on every country agenda at present time.

Good to hear:

Can you let us know what the resale price was (PM if you think this is more appropriate).

Echo your views ref looking after the resort and the health benefits of the area.
