Hello All

I'd be really grateful for some advice please:

My husband & I own a 2 bed, 2 bath penthouse (furnished with Calidona's furniture package, plus solarium furniture) on Phase 1. 

For the past year, we have been renting this through Calidona. Our tenant has been paying 600 euros per month, plus utility bills.

The tenant is due to move out in December, and Calidona have told us that the best rate they are likely to be able to get us for  rental from January 2011 is 500 euros per month.

This sounds a bit low to us. So, I'd be grateful for any suggestions- eg does anyone know any good rental agents who might be able to get us a bit more for a long term rental? Would we be better off  trying holiday rentals?

Hi, we do long term rentals ourselves on Roda Golf for a couple of years now and so far have done well. From this december onwards loads of tenants will leave and few new ones will come in. Therefore, yes, 500 will be the best you can get and even 500 is becoming difficult.

Re Holiday Rentals. There are lots already for rent on Roda so the market is very keen - especially on 2-beds. The peak period for enquiries is coming up over the next 2-3 months so if you want to go ahead then you need to get yourself on some of the good rentals websites and also think about having your own website too. 

We rent out our 2-bed and for the last 3 years have done ok, but we are prepared for a poor season next year with all the long term rentals coming back onto the market. Plus Europe is still in recession and money is goinging to be tighter than last year.

At this time for the last 2 years we already had bookings for the following summer. This year - NADA!
