Does anyone know where you can get dark wooden blinds for a pergola in order to provide added shade and if so how much they cost approx.Otherwise has anyone got any other sugestions?

Hi,

Wooden blinds are against the community rules so I would not recommend them. See  the documents on the community website for the allowed awning type.

The council will be carrying out a thier annual inspection in the next month or so and any owners that have made unaurtorised changes will be told to remove them and fined.  Also approved changed will be checked to see if a minor works license was issued and again the owners fined if not.

Well, either him or the cows will be !!

I can see Alhama council coming into a bit of money here. 'Minor works licences' - how many of us should have had these for our awnings, guttering or the likes ?

Yep Condado is a nice little money earner for the council,  with all the properties being the same any alterations are easy to spot.

Technicially yes.  But as the inspector cannot enter your property it would be up to you to infrom the council.

Thanks Phil- we'll get hold of a form. That makes sense of a comment that was made to us ages ago and is essentially wrong but I can see where it was coming from. We were told that if you wanted to sell your property you had to be able to offer them for sale as they were sold by PW- but I think they really meant that you have to have had the right permissions from the council.

Fingers crossed cow shed man gets his just deserts!! Why they thought they'd get away with that monstrosity beggard belief. But, you know what will happen, a  prolonged dispute and finally it will be up to that Jardin to fund legal action!

Is it permissable to fit a canopy (retractable) over the front foor on the 2 bed apartments?

 reading the thread,  does this mean if you have had a door put on the understairs and a down pipe guttering so water does not cascade on to the patio does this qualify for a work order. And can they ask us to remove them!!!!!!!!

 Hi Nick,

No don't worry,  both of these alterations are OK,  but you should have a minor building permit for them.

All alterations need the approval of both the community and the town hall.  

For community approval any alteration has to fall within the rules documented in the statutes, guidelines of approved alterations are on the community website.  

For Town hall approval you need to get a minor building permit.   Just having this does not automatically give community approval

When the inspection is carried out, any owners that have carried out alterations against the community rules will be told to remove them.   When alterations are found that are allowed by the community, but for which a permit was not issued will result in the council issuing a bill to the owner for a permit ( plus a possible fine ).

I'm really not excited by the statement  'will result in the council issuing a bill to the owner for a permit ( plus a possible fine ).'

Especially the 'plus a possible fine' piece.

Some alterations have been done with good reason.

For example I had guttering fitted to prevent the unsightly brown mark getting worse down my wall but more importantly because I thought that water cascading onto my outside light and very close to an outside socket was a health & safety issue.

A heath & safety issue that the local councils building regulations department should have dealt with originally when the properties were originally built! Now they want to fine me for making something safe that they should have originally picked up on.

Will the Presidents be pointing such changes out to the council during the inspection visit so the council are not so liberal with their fines?

Note that my 'beef' here is not with having to apply for a permit, although it does seem like a scam, but with the council potentially levying additional fines for what I feel are sensible, small but very necessary modifications.

We have recently had an awning fitted, understairs blocked in and shutters placed on the front patio doors on a jardines ground floor apartment. Therefore I know I will need to get the appropriate permit sorted.

However whilst doing this I will also attempt to include guttering and the removal of the bidet as I would hope then to accomodate all changes in one form and avoid multiple licenses and fees. My only concern is that the form requests details of the contractor and as we have used 3 different contractors for the works I hope can still all be done one one form?

Has any one any experience of obtaining a licence and can multiple works be included on one form?

Hoping to get this all sorted when I'm out next week.

Aside from the obvious revenue this also sounds like a way the  authorities can check who is doing bits of work and may not be declaring it.
