Hi.  Just heard today that Roda are now issuing passes to owners to use the swimming pools.  Apparently security are asking people at the swimming pools to produce their passes to prove they are either owners or visitors.  Passes are available from the comunidad.  You need to send an email to the housing comunidad to obtain your pass.

Phase 2 apartments community known as P12 decided at last Marchs AGM to issue armbands for owners and their guests/tenants/renters for use in the 3 pools and garden areas within their community. This came into force last week.

The reasoning behind the decision stemmed partly from the fact that last year, strangers were driving into Roda parking up and using some of the communal pools especially in Phase 2 which was far away from the entrance. on certain occasions this caused overcrowding in some pools and frustrated many owners and their guests.

It was also hoped that armbands would not be issued to non payers of their community fees, however we have been advised that Spanish Law unfortunately does not allow for withdrawing facilities from non payers. Mad or what?

Any owners in P12 can contact info@comunidades.com for information on how to obtain your armbands, non fee payers will be reminded that fines will be added to their outstanding fees and that court action would follow, placing a perpetual charge on the property.

Security have been asked to politely ask people to leave if they do not have armbands. If you see people using the pools without P12 armbands please contact security, DO NOT approach people yourself.

Some communities in the region use the armbands idea and others use key entry into fenced and gated pools,hopefully this will mean, pools and gardens will only be used by those that have a right to use them.

It may have been far better to allow owners use of any Roda pool but setting up different communities within the resort precludes this idea.

Hi, As an owner of P12 we do not have our armbands as yet but have guests staying in our apartments at this present moment in time and over the coming weeks. I do hope that none of my guests are asked to leave the swimming pool as they have no arm bands. Personally we feel the arm band system is not that great an idea. We feel for the amount of money we have paid into a 5 star resort that we should not have to go around with arm bands attached to our wrists. We would also be most upset that if wandering down to our pool having forgot our band that we are stopped by security guards and asked to provide these bands or leave the pool. Why can the culprits abusing the swimming pools not be stopped at the front security gates. Surely the community should be looking at the security system rather than making owners go around wearing bands.  Not sure on other peoples feelings are but would love to hear some views.

Hi Locins, As another owner on Fase 2, I can see both sides of the argument.

We live in Spain and bought Roda as our holiday home. We rent out too but go there whenever our apartartment has nobody in to relax and chill out as we love the place. Last Summer was dreadful - especially at weekends - when you could see people arrive in cars with picnic baskets to sit round our pool. It's a lovely place to go if you live is a back street of San Javier! They were using and, in some instances, abusing the terrace furniture from the unoccupied ground floor apartments that owners had left out. Despite being asked to leave they just shrugged and gave me a load of abuse in Spanish - which they got back from me as I speak a reasonable amount. There were also a fair amount of owners of villas and houses using our pool too as it was bigger then theirs and they could "have a decent swim"! The English were even worse on the abuse front and told me they could use any pool they liked - which is NOT true.

So I agree that something had to be done.

I agree that the armband system is not ideal but at least it should stop rogue outsiders and owners from other communities using OUR FACILITIES THAT WE PAY FOR. Regarding security - at least the barrier is now down on the front entrance but it just lets anyone in, and there is still nothing at the rear entrance. But, and its a BIG BUT, the Golf course is open to the general public, as is the restaurant, so how do you stop people who are coming in to legally use those facilities?

Remembering your armband is a fairly small price to pay to stop the dreadful situation from last summer. There were instructions in your letter that arrived with the AGM minutes of how to get your armbands. They weren't very clear but if you contact Frankie at Housing (who is English) via email or phone (+34 968 193 285 / 902 107 361) she will try to help you get the bands. If you have a Management Company looking after your apartment then I think you can give them authority to go and collect them for you.

It seems crazy to me that owners who do not pay their fees still have the right to be given the armbands.  I know that is Spanish law but isn't it also Spanish law that owners pay their fees?  Maybe they should be refused their armbands and told to "sue us" .

Pommers - Thank you for your interesting reply to my post as it has given us a better insight to the problem. As we can only visit our beautiful apartment in Roda a couple of times a year thru work commitment we were totally oblivious to how bad the problem has been. Each time we visit Roda there has been very few people around the pool and those that are using it seem to be from the surrounding apartments although it is extremely difficult to tell. I can now see there has to be   something in place then to deter these intruders although still not sure if armbands are the answer. 

 Kim6 - I dread to think where these gatecrashers deposit their waste!!!!!

surely the non payers should be made to pick up their arm bands personally that way embarrasing them as i imagine many of them hide away behind the scenes?

Marisol has assured us she will put pressure on non payers and remind them that fines will be added followed up by court action and further charges. But yes you are right many will hide for as long as possible.

I totally agree, but we were advised that if anyone did sue then the President and VPs could be held liable, a small risk but nevertheless one we could not take in the circumstances.

Armbands are certainly not ideal but they were seen as a cheap potential deterrent to outsiders using the pools and as you have read the problem only really exists during July and August when most of Spain seems to be on holiday. Unfortunately it is impractical and impossible for security to know who is a  genuine owner or renter without us all registering beforehand, an even more drastic course of action. Enhanced security measures would also add more to the Entidad fees which none of us wants.

 

No one who has a genuine reason to be there will be evicted, we are convinced that outsiders will mostly leave if and when approached, your guests or renters can easily show proof of an apartment key or contact management company or whatever, believe me this was supposed to make guests stays more pleasurable we all want more genuine hoiday makers to savour the delights of Roda and hope the experience will persuade them to come back as many already do.

We are very much hoping that P12 Phase 2 Apartments Community will soon be able to launch its own dedicated website so that information such as this can be effectively and efficiently be communicated to all owners.

Please keep a look out for news sent via Housing or posted on the various open forums and make sure your neighbours are aware when the site is up and running so we can all create and be part of an active and constructive community.

I am sure it wont be long before the Locals andVvilla owners relise that the apartment pools in phase 2 use a band system and they will then use phase 1 or 3 pools or head for another resort. I am looking forward to relaxing by the pool this summer without the hord of spanish teenagers turning up on their bikes every afternoon for a swim.

It won't solve the problem but at least those of use on phase 2 will be able to enjoy what we are paying for. We have some great people working for the community on p12 and this is another example of them trying to make owners lives better.

Lanric - that's exactly what I'm thinking and being phase 3 not very happy about it!  I hope this works for you guys and if so I'm sure we will be very quick at implementing this system too!!
