Can some one advise me the position with the community charges?
 
I am aware that many people felt that with Ammex the charges were very high. As we are no longer with Ammex is that to be reviewed? or is it a case that the community needs to get on a even keel with ensuring the urbanisation looks right before we try to reduce fees
 
I would also be grateful if someone could advise me how the charges are worked out. Is it a flat rate for all the town houses and apartments or is it agreed on size of property,if you have a car parking space etc.
 
I'd be grateful for any advice

Lee, the community fee is set according to the anticipated costs required to run the community and also the level of debt.  Therefore the greater the number of debtors the higher the community fee needs to be to compensate for this.

Charges are based on the "coefficient" set by the developer in your deeds.  This is releative to the size of your property, it's location, position, etc.  The apartments have higher fees than the townhouses as the apartments also have to cover costs for garages, lifts, block cleaning, etc.

Thanks for the information and acknowledge the need to ensure we all pay our outstanding charges once the new company is in place.

 

Just one last question..If we have not got a car parking space do we still pay for the parking element of the cost or is that factored in?

I cancelled my standing orde4r to AMMEX (payments were going direct to them) - can you post the bank details for the new company and the contact details so I can find out how much mine is now.

I think its disgusting that people have not paid there community charges, If thedid that in UK they would soon have the council uponthem. Also do they realise that the urbinisation cannot improve if no funds are being paid in .over 27,000 euros outstanding people should be ashamed its not fair on us who pay regular there is no excuse theres such a thing as direct debit. I do understand that there is quite alot of spanish but also english.Come on everyone  be fairto the rest of your neighbours. janet

My friend  has tried to pay his outstanding arrears three times by sending faxes to Ammex

giving them authority to deduct the amount from his bank account. He has never had a reply

from them and now I see from the new list of depbtors  he is still in arrears.

What else can he do?

we havent a clue whats going on with CC we dont know if we owe or what or where to pay. if you see us on the debtors list please let us know.

I have uploaded the debtors list.  It's a pdf and you can see it at:

Teresa...even though you don't know what's going on you've got no oustanding debts.

We have a really serious cash flow crisis with the community.  This week we have to pay the gardener (soon to be dismissed) and the cleaner and it will leave us with nothing in the account. 

Please, all those that owe any money please pay ASAP.  We need the money.  All debts will soon be passed onto a lawyer to retrieve them and it's the debtors who will have to pay for the cost of the lawyer too.  So I urge you to get up to date as soon as possible.  It is impossible to run a community with no money.

Everyone should be receiving a letter soon about the EGM which is being held on the 5th of October.  You will also get a copy of the debtors list that I've posted here. This is an important meeting to introduce the new administrators and approve the coming year's budget.

If anyone has any questions then please email me personally at jaldridge@eyeonspain.com or post here any general comments.

i still dont know how our charges have been paid unless we paid a full year at the time of signing, in which case it will run out soon. there are no direct debits from either of our spanish accounts to NM and unless we get the full details of payment we will be on the debtors list next time.

to be frank, we are not happy to pay our charges until the debtors have paid theirs. we work hard for our money and dont see why we should pay extra to cover the people who dont pay.

there is one debtor with 3 debts. he is or was an agent and bought offplan hoping for a quick buck. how are we ever going to get him to pay?

we love NM but how we wish we had bought on an old established urb instead!!

Barring error, we haven't received any instructions for payment of the community fees to the new administrators and I believe that the payment for the third quarter must now be due.  Is this matter in hand?

Tersa i totally agree with you about not paying while other people have got away with not paying for 12 months . But if we all took that attitude things would be alot worse.We have worked hard for are money and not that young anymore so we want to enjoy NM,But I can,t understand why people say they did not know about paying with direct debit.I also know who you mean about the person with 2 prop. he sold us ours. I feel sorry for JUSTIN hes taken aright job on and deserves us alltosupport him iePAYING OUR WAY. janet.

Thanks Janet...it's not been easy so far!

No-one should stop paying the fees or else we will have no money for anything and we would even need to get rid of the cleaner, etc.

I will get the bank details from Gaeum and post them here so that those that have arrears can pay quickly.

dont fret, have NO intention of not paying! just making a point. have never been in debt and dont intend to start now.

there are a lot of spanish names on the debtor list, do they know they have to pay CC?

also, if there is no money in the kitty, how will they be made to pay?

i am happy to pay my FAIR share but not extra to cover the cost of those who dont pay.

For those that don't pay their details will be passed onto a lawyer who will then collect the debt.  The debtor also has to pay the lawyers fee so it won't cost the community any money.
