Hi,

 

Just back from El pinet.

It is beginning to look like a real estate now. Fully tarmacked, one way systems and more zebra crossings than you can shake a stick at. Counbted 7, yes 7 on one section alone! Must be the safest community in the whole of europe!!!

More to the point san Jose have opened up a new show house and are selling , villa's apartments and commercial units again!!!

It looks like the beginning of the end game!!! Thank God!

Spoke to Fransisco the president of our section and he thought it would be complete this year, maybe not summer but definitely this year.

So finger crossed. Some owners are cleasrly having a fire sale and there are one or two that have been sold recently but the place is beginning to look like the brochure and will eventually be brilliant.

There is also rumour of a spar hotel on the land that has now been cleared - that would be something!!

Lets hope its not too long, and before the summer that the water and electrics are connected.

All seems to have gone quiet recently but pleased to hear you were impressed with what you saw. Is there any development on the Pools as it was minuted at the last Board Meeting work would commence in 2 Weeks !

Hi,

the pool at the apartment complex is up and running, the one on the main road is drained and the 3rd one is in a mess.

I would say that San Jose need to keep the place running to improve their sales potential.

AGM might be late July, but it would make sense to have it Aug when most are there. Would agree to bar and a bank ( there is a link).

 Lets  hope that all will see sense regarding  projects planned. There is scope for a storage centre under the appartments

Next set of tasks : 

Is to make proxy votes issue specific.  

Set a budget that is agreed by all.

Stop fleecing non residents.

I would like to see the next AGM conducted properly and not conducted by a few property owners. It looks by the majority, to be an unfair knee jurk reaction to pressure by SJ and their administrators.

As VM said it needs a agenda posting on the EP site/and or email all owners well in advance. There needs to be a proxy vote set up for those who can not attend. Also there needs to be a fair and proper balance for those who live there full time and those who don't! As the site is looking more like a finished place more owners will move out or spend more time in EP.

The minutes also need to be posted in some way. We hear of this Horizontal Law, lets see this being adheard to by all.

Hi VM,

We haven't heard anything of a CoH, just waiting to hear of the next Annual Meeting. I would like to see an agenda as not many will be able to get there a short notice. Plus its a legal requirement. Maybe we get a proxy vote aswell? 

If they want money, I'm sure we will hear the outcome.

Would be nice for the pools to be fixed by SJ as they have leaks.

Are we anyway nearer getting the electric?

Hi Leo, maybe it's the Sun that has sent everyone to sleep !

Anyway, I was there a couple of weeks ago, much improved Roads, only 1 Pool open, lots of promises re COH but no activity. Been told the Pools will be open for Summer but we are now in Summer !

House's seem to be selling on the reports of progress but not sure re values and how many.

I am there in July, still no news on AGM but will contact Administrator for info

Thanks for the info you posted. It would be nice for ALL the pools to be up and running, this summer!

Again it would be nice to know of when the AGM is and the opportunity to have a proxy vote this time! I am sure that with the liklihood of the CoH and the electric being connected by Iberdrol it is of importance to all property owners.

I think the sun must have something to do with it as the EP site is not up to date.

anyone got any news?

have heard that the grass has been cut round the pools and that the pools have been cleaned out - mybe better times ahead - but who knows??????

still don't understand why there can't be any updates - even negative ones????

I know, its frustrating and there is nothing on the Offcial Site either, however, the Pools are been maintained and the Roundabouts are been cultivated.

Still no news on the C o H. AGM still to be announced and will probably be in August as some Board Members are away til the end of July.

I have heard that they are looking at fixing the two pools that have been out since last summer.

M4 & M5 have had a meeting not sure what that was about? Not sure if other area's were involved?

I think the best we can hope for is that we get a proxy vote for the AGM. If they don't and there is a delay in posting the information, any thing that is past good or otherwise will be null and void. They are running the risk of being taken to court. Horizontal law my a***s.

If there is a payment due I'm sure we will hear.

Why are people asking when the AGM is and can I have a proxy?

The entire community is a farce.

When we all start getting our COH then we will have an election process and start a legal community.

Do you all intend going along with the self imposed crowd that currently call themselves a community and continue to try and extort monies from you? Are you mad?

This lot have got to go and we start again with a democratic election process.........................Don't fall at the last hurdle and think its all over when the pools are working and you have mains electricty, water & sewage.....................................

The commercial realities of the site are the only reason why things are getting completed, the 'community has done nothing' dont be fooled.

I agree they have been trying their best and dabbling but they have been taken for mugs by the SJ and many home ownwers have paid fees for no reason.

THE FIRST & ONLY AGENGA POINT SHOULD BE A VOTE OF NO CONFIDENCE

Given that a 'community' should not be formed until the coh is issued and that people should not be living there etc. There should not even be a need to have a vote of no confidence. On the issue of coh, we can all have a voice in setting up the committee. I certainly would not give anybody a permanent 'proxy' as my opinions change from issue to issue. When the estate is handed over everything should be sound and fit for purpose / use. Of course it is the economics of the situation as D I states it certainly is not pressure from the self appointed . Yes they have been given a tour of the garden by people who could play hard ball at no risk to themselves. maybe those that have had monies extorted from then  should form a group and seek recovery of their money.

Apart from the community pool, what other community assetts are there that need maintaining? I heard in May that the self appointeds were thinking of  'building up a fund' for repairs and asking for 60e a month!  WHY? Empty properties also then become an issue, they have an owner, possibley the owner is still the builder.

I do hope not too many people fall out over these matters but I did hear that blows were swopped at one 'meeting'. I know that people will always disagree but please try to disagree in a dignified manner.

You both make valid points, but what I am saying is we have a community with a committee, set up legal or otherwise. If you think it is illegal in word or deed take them to court. You have that right!

Their actions will be overturned because they are not taking proper steps prior to the meeting? Posting the agenda, voting for those not there etc.

As for the proxy vote this is a one off, for those who cannot be there and to let someone they trust who is there to vote on there part.

If you think you can just not pay or take part then the day will come when you will find that your right to do something about it has been taken away. You will come to sell your property and this will come back to haunt you if you haven’t made community payments.

I don't totally agree with what is being done with what appears to be meetings being held and things past on the nod. But unless you or I take action it will go on.

It is a thankless task being on a committee, two things though. We need to take part and they need to inform and listen.
