I have now inspected our firts property on Phase 1 a 3 bedroomed Penthouse Tilo

I am not going to go into too much detail on the forum however I am pleased to say that the finish was good, possibly better than RODA mainly because the walls and floors were tiled and not finished in marble

There were no utilities connected so gas water or electricity could not be tested and I was advised that although there was no COH that they believe that this will be issued next week

Although the course and facilities have a way to go there was a completed swimming pool

If anybody any buyers have any querieson design findings and typical defects found please mail or PM me

Why would anybody complete with out a COH ???

I am very surprised a BANK  gave a mortgage,  and even if it was a Cash transaction why did their Lawyer advise them to go ahead and complete , is there not possible pitfalls ?

Very strange that , You yourself on this forum have advised its best to wait for the COH

Also with your expierence do you honestly think the utilities will be connected next week ?

After  4 years in the making and still not completed why not wait another week for the COH  and be stress free that all the work has been completed, either they are very brave ,naive or perhaps work for Calidona

To all those completing I wish for your dreams to come true

Hold on a second Jored you have read this post wrong as this was a snagging inspection carried out with the owner PRIOR to completion, as with the inspections I have scheduled next week

It is normal and this developer allows you to check the property prior to completion and does not force people to complete without a COH

The buyer has not completed and is not going to until there is a COH and I can only pass, as I always had, the comments from the developer

Legally they can only connect the utilities after the buyer completes however unitil ghis happens we do not have a view on the timings

The decision to complete is one very much that the buyer should make after getting legal advice

Hi inspectahomespain .

I have re-read your 1st post a few times and I still think it a tad misleading

However I dont want you to take it the wrong way and I only wished I had got your good self  to do the snagging when I  bought a property on Roda Golf

Perhaps  there is a change to  what I  was told then ?

As in See your property once ( to include the snagging ) then next day off to the Notary to sign ?

It would be interesting if you could keep us all informed on the progress re the COH and the Utilities

Not a problem and I apologise if it was a little misleading

No I am certain that once the COH is available the system adopted will be the inspection 1-2 days or even on the same day as the The Notary signing

The most important thing is is to make sure that the snagging list is included as an exhibit as part of the cpmpletion documents at The Notary

Legally you cannot refuse to complete based on snagging defects unless there is something major wrong, ihe property does meet specification, or if there is no COH

Legally the builder does not have to repair anything till you have completed

Hi all,

I am the owner of the tilo that Roy inspected, i have posted a response on the corvera owners forum and will share that on this site.

Firstly, i was impressed with the overall finish of the property i have a few snags which are in the main all minor ones such as patch paint, slight chip on roof tile etc.....those type of things. The communal areas are looking good and the swim pool is ready for use.

I would recommend Roy to all those who are seeking a professional inspection as he was very thorough and i think their reputation showed as during the inspection we ended up with 3 representatives from the corvera team which seemed a little over the top.....and their gold option allows them to attend as many visits as necessary incase you missed anything out on the first visit or to re-inspect any of the snags. The only down point was the apartment wasn't clean and have now been assurred that it will be cleaned before completion and after each snag...

Re COH: I will not be completing until my solicitor has received the certificate and this week Corvera have notified me that this should be made available this Thurs.... will wait and see.

Re utilities post completion Corvera and my solicitior will assist me in getting those services connected, hopefully as they are suggesting this could be achieved within the first week post completion.

Overall i was impressed with the resort with some of the greens actually green, sport facilities near completion, 3 big lakes on the course filled and still a mass amount of activity going on site. It really is looking good...

Again for those who need a good independant snagging assessor and added piece of mind i would recommend Roy to others.

Hi Chris

Thank you for taking the time to post your snagging results, all looks extremely positive.  We are also purchasing a Tilo Penthouse.  I have been told that the foundations have been laid for the Clubhouse, was there any sign of work having been carried out.  Where have you decided to get your furniture / air conditioning from?

Re clubhouse: unfortunately i didnt make the effort to check this out all i can say is that a crane was in place and there was some activity around the area, corvera still state it will be ready by Nov...

We now have sample reports for Penthouse and ground floor properties in phases 1 &2 and this week we will be checking our first Laurel

We have been told that The Certificates of Habitation will be available Monday for all phases that have been released

We were also advised that the clubhouse would be ready in January and I can confoirm that they are working on this plus the sports area, tennis basket ball etc are nearing completion and there are still plenty of workmen onsite

Since the visit of the previous week you can already see the course developing and the grass growing around the greens and fairways where most of the landscaping seems complete

Over the next week I will be producing a guide to the local bars and restaurants in town which are very low key and Spanish, most of the shopping available is in the small local supermarkets

There´s also a pretty good local DIY shop in the town

It is also interesteing to see that there are local bus services running to Cartagena and Murcia Towns which is good for visitors and the nearest open course and larger town is were the Hacienda Del Alamo course
