Has anyone else been bothered by the fact that the runoff from the gutter on the1st floor apartment drops down the wall outside the ground floor patio doors onto the patio with nowhere to go.  We completed 2 weeks ago and noticed that some of the walls were stained already!  PW answer was to buy their solution at about 300 euros which didn't resolve the issue just spread it further.

Hi They gave us a quote for just under 300 euros for a white bit of v shaped plastic? which would stop our canopy being stained from the runoff. Can only see it from picture that they emailed but it looks like instead it will run off all down the french windows instead!

Hi All,

Just returned from Condado and catching up on the different threads.  We are on Jardin 2 and are very much concerned with the drainage system which is a totally rubbish design.  Difficulty is Polaris are not too interested in this as they say it very rarely rains!!!  I think we British who are constantly getting rained on put a lot more importance on this issue as where the pipe comes out of the wall above is directly over the outside light !!!!!  There is a guy called Barney who lives on Jardin 2 and he has done 3 different ground floor apartments with 3 different designs on how he has run the pipe over to the garden area to drain away onto the garden.  He will be doing my apartment for me and to be honest once it is finished you don't really notice it that much.  He has a catchment box under the pipe out of the wall then he runs the pipes across to the wooden beam then across the top of the beam and down the wall near the gate and drains off onto the garden.

Hi Jackie - Do you think Barney would be interested in doing a lot more of these and do you know how much it would cost? - I must admit, it is more the fact that they run out directly above the light that bothers me, and as for PW saying it rarely rains, we know that, that's why we want a holiday home there, but they can't get away from the fact that when it does rain, it's not what you would call just a shower - Hope you had a good trip BTW

Hi

Interesting to hear your opinion.  I agree that it doesn't rain very often but when it does it really does, when we came out in November for 4 days it didn't stop raining the whole time.  Also what happens when upstairs decide to clean?  Would it be possible to get Barney's contact No and  an idea of what he charges as we are out again in October and hope to sort this.

Hi Guys,

I was also more concerned with the upstairs people cleaning their patio down especially if they start using bleach etc....  it was preying on my mind as I am sure it is all yours.  Unfortunately it was very last minute just before I left for the airport that I sorted mine out and I didn't get his contact number etc.  In case anyone is going out anytime soon he lives in Jardin 2 in the very end apartment before you cross into Jardin 1 (on the side of the outer wall).   Alternatively I am out again next month and will get contact details for everyone.  Not sure what the cost is as yet as he will be pricing up the pipework needed first.

Hi All

Have just returned, having completed this week, and had a good wander around the site in somewhat gloomy weather, but still could not remove grin from my face.

On returning, have been reading comments regards the drainage of water from upstairs balconies. Whilst I fully understand concerns aired, I do feel there is a need to proceed with caution regards a solution. It appears that many are looking at different options to solve the problem, and this could lead to a variation of pipework on front of properties throughout the site, with no uniformity, which in turn could well spoil the aesthetics of the properties.

Suggest that you seek advice from PW as to how you can proceed with a solution, as you may find you invest monies in completing the work;  which if not officially passed, could be revoked, resulting in you having to reverse said works, and losing money in the process. I draw your attention to article 9 Prohibitions - clause 4, which explains do's and don't, to the extent of not allowing washing lines, let alone any pipework!
As stated -  I understand concerns and the need for a solution, but let's make sure all is done in accordance with the rules and regulations laid down by PW, which whilst they may seem somewhat  draconian, they are there to help keep the site looking great, and more importantly... protect all our hard earned investments.

We did speak to PW and their solution was a > shaped piece of white plastic which was purely to protect the awning.  Hard to see from the email they sent us but it looks like it catches the water and disperses it down the outside of the patio doors.

hi all
has anyone considered asking the owners of the upstairs appartments for their suggestions about the water pipe before making any alterations.this is 
something that should be a joint effort,after all the pipe is on their property.being an owner of an upstairs appartment myself i am prepared to accomodate 
any reasonable solution as i can see how concerned owners of ground floor appartments are but i would be annoyed if any alterations were made to my place without consulting me.this may be a moot point because PW may scupper all our efforts to resolve the problem.
here's hoping we can all come up with a practical solution.

Hi all

This problem is being talked about on the Condado forum too, and as I said on there I am on the 1st floor 2 bed, and it worries me this problem because I am concerned that  everytime I go to clean I have got to worry that I am not going to upset anyone.  I am very respectful of other peoples properties, a couple of people have come up with ideas of getting around this placing a bucket under the pipe each time you clean, put the mop head in the drain so nothing gets down there, is all well and good but it doesn't help for the long term! Also alot of the apartments will be rented out and they maybe not have the same consideration.

So like I suggested on the other thread, maybe someone start a signed petition from all us owner and present it to Polaris world?

Hi Scapa,
                 You seem like the type of nice considerate neighbour I hope I have above me (I'm sure most of us will be) in J0825. Agree about renters not having the same consideration but then again, are they likely to wash your terrace down ??  It is the stains that are already on the walls that hit me in the eye when we were over snagging & signing. Wonder what position would be if that outlet was blocked off and water could run to the stairs & down. It would just discharge at the bottom of the staircase then and down onto the path and away into the grounds. This of course depends on the slope of the terrace up above but as long as there was not a back-fall it could be the answer rather than ugly (there's no getting away from it, they are) rainwater fall pipes running across the wall & pergola timbers.

Thank you Will & Jackie I like to think I am a "very nice" neighbourOnly yesturday I gave all my apples away to my neighbours in the close!

Seriously though PW has messed up on the Jardine de Alhama, but maybe it isn't too late for theLos Naranjos de Alhama.
 
Before anyone of them complete maybe it is worth taking this issue up with them.     As for us, I am not very techinical minded so I will just try and be a good neighbour

Unfortunately blocking the drainage points off isn't an option - there is a big risk that flooding goes back to the upstairs appratment, and leaks under the doors, rather than draining off down the stairs.  I don't understand why Polaris didn't fit a drain as they have done on the upstairs solarium.

                Agree with what you say there - that's what I was talking about when I mentioned a back fall. The slopes have to be the right way or you end up with a water trap. Why incorporate a drain on the top terrace and then don't bother on the lower one ??
I had read previous threads about some of the apartments leaking through the patio doors at the point which they contact the floor. On the basis of my 3 bed snag, that problem must be confined to the two bedrooms because we have a built up step of an inch or two that the base of the frame sits on and the patio definately slopes away from the building because I took my level just in case. As it turns out, I did not need it because the water was on and by turning the tap on and letting it run a while the direction of the water flow was quite clear.

Issue still to resolve then !!!!

Hi All - You have probably seen the photo of the guttering that skinnymags posted - I think this was done by Barney, but it's not the only one he did - The one that I think is his own is an end 3 bed and that looks brilliant, it's done using the same size pipe but it goes round the corner and down onto the path -- This will not be such a problem for us as others, as we have a 2 and 3 bed so we can be a bit more flexible with what we do -- It's not just a problem on condado either, we stayed in a villa on Mar Menor at the weekend and they have the same outlet from their upstairs solarium down onto the patio area - Some have a little extension pipe but that would make the water come down straight onto the patio rather than down the wall - One of the villas that we could see the back of had a system similar to what Barney did but not as nice to look at. It was in standard size downpipe and goes across the wall at the top of the patio and then down the side. It would do the job but it looked awful

There's a simple solution to this for the 3 bed apartment owner.  Seal the end of the pipe!  No longer a problem (at least not your problem anymore!)
