I am positive about the property Spanish market. I believe it's still a good one for investors and people who want to have a place in Spain. The good point of the current crisis is that prices still have a way to drop. Probably we will see better opportunities for everybody.

Puerto Banus: a vision of luxury marina

Puerto Banus is located in the south of Spain, in Andalucía and is a one of a kind, specially created marina designed to impress its visitors.  The vision of a luxury marina was born in the heart of José Banús, a local spanish property developer, José wanted to create an exceptional and dazzling marina with exclusive apartments, luxury shopping, and excellent yachts and of course, a variety of à la carte restaurants.

His vision came to life in May of 1970 when the marina officially opened for business and welcomed its first eager visitors.

 

Today Puerto Banús is visited by 5 million people yearly, among those 5 million countless celebrities, who are known for visiting this exceptional gem.  This rather small, but striking community has grown to be known all over the world. Aqua parks are available for children and those young at heart to take pleasure in. Walking along the marina itself, visitors can catch a glimpse of the rich sea life surrounding this location.  Yachts are of course, available for rent for those longing to sail off into the sunset and experience the sea on a completely new and exciting level.

7 things to do in Madrid

There is no shortage of things to do in Madrid, that’s for sure. The problem with going to Madrid Real Estate on business is not finding things to do, but to choose carefully with limited time among the fantastic alternatives.

Here are seven alluring choices:

  1. See an authentic flamenco dance in a tablao (restaurant with a stage), of which there are many in Madrid. This might not be a suitable alternative if you have an early-morning meeting the next day, because the dancers usually blaze a trail to the stage after midnight, but Spain keeps a different timetable, so you should be fine.
  2. Anyone who wants to return home and report that they did Madrid right must haciendo el vermut, “do vermouth”, preferably from the tap in one of the many specialty vermouth bars around the city. The sweet red drink goes great with tapas.
  3. Visit Matadero Madrid, a cool, converted slaughterhouse on the city’s south side that now features art galleries, theaters and other creative venues as well as a bustling bar area that can be a great venue for people watching.
  4. Need a break from the heat and crowds? Step inside the Jardin Botanico and breath in the rich oxygen created by the garden’s 30,000 plants. You’ll forget that you are in a major city for a few hours, which is the point. This might be one of the essential things to do in Madrid.
  5. Go on a Hemingway bar crawl and see if you are similarly inspired! The bars that he most frequented are listed in various guides and still offer catalyzing environments for those who need revelation.
  6. Dine in what is billed as the world’s oldest restaurant, El Sobrino de Botin, serving satisfied customers for more than 300 years. This spot boasts roasts to die for, particularly the Spanish favorite, cochinillo (suckling pig). Hemingway ate here, too.
  7. See Madrid from on high, either by cable car, the Teleférico Madrid, or by glass elevator in the communications tower known as Faro de Madrid. The first alternative will take you on a 2.5-kilometer (1.5-mile) trip above the city; the second option zooms you 92 meters (300 feet) up for the best view of the city.

These are just seven of the hundreds of things to do in Madrid, but they are among the top choices for those who have a day or two or many in Spain’s capital and largest city. Who knows? After sampling this fascinating and picturesque city, you might want to set roots in Southern Europe’s financial center. And, don’t worry about the heat. There’s ample shade in the city with the highest amount of trees per capita in Europe.

New PM To Reduce Tax Pressures For Property Buyers

The new Spanish Prime Minister, the Conservative, Mariano Rajoy has taken the reins of the country in an attempt to straighten up the economy, and in particular, the spanish property market, which is the cornerstone of the economy. The new housing policy which Rajoy wants to enlarge, will be focused on tax relief from property transactions and V.A.T. reductions. Also, Spanish experts have adviced that the new Government should address Tax exemption for REIT (Real Investment Trust).

 

Tax relief on property

If you are a tax payer registered in Spain and resident in Spain you will probably get an annual taxation reduction from your new property, as long as Rajoy keeps his electoral promise of bringing back this fiscal measure. This will improve the landscape for property investors and home buyers moving to Spain who will have to spend less cash.

 

Buy To Let Investors

As a second measure that is welcome, is for buy-to-let investors. The new Prime Minister will set about making the legal framework more flexible in the rental market, in order to protect landlords and owners against tenants who are late with their rental payments or who won’t pay.

 

In order to help Banks with toxic assets, a relevant action that Rajoy will back in full, is the founding of a “bad Bank” (Banco Malo) in order to gather all the toxic assets of Spanish Banks into a “sub-prime” Bank. This will hypothetically help Banks to clear their balance sheets.

 

Property sales in Spain still going down

On other matters, the number of property transactions in Spain declined by a worrying 31.9% during Q3/2011 compared with the same period in 2010. A total of 84,852 sales were completed, which is the lowest figure since 2005 according to the Colegio de Registradores de la Propiedad.
