Golf Gardens Miraflores Community News

This is a blog that our whole committee uses to tell their story of what's happening and what they are doing on a daily basis for the improvement of our Golf Gardens Miraflores community in Riviera Del Sol. We want our community to be "The best place to live on the Costa del Sol" and only with a dedicated team of owners who are prepared to commit time and effort to the cause, will we achieve our goal!

Sorry guys for not posting for a while, but had a few business issues that needed my full concentration on recently.

However, there hasnt been a lot happening at golf grdens Miraflores as its wintertime and everything seems to almost stop on the communities in Spain.

Jeremy our President and the residents on the committee have been looking at all the outstanding issues on the to- do lists and getting quotes for that work to be actioned.

One of the main problems we have had has been the watertanks that we discovered hadnt been serviced for nearly 3 years earlier this year, one of the pumps for the distribution of water to all apartments had stopped working and when we organised a repair we discovered all the other problems. We had everything repaired and the system appeared to be ok, but we have had numerouse minor problems including the replacement of the pump for block 11 and the levels of service we started to get have trailed off dramatically. In conjunction with Intercala, we have therfore agreed to fire the maintenace company and employ new engineers.

The tiling around the edge of the pool is still in quote mode, however we do have a sample of a tile we are considering and Jeremy will be presenting this at his committee meeting on Friday with Intercala.

Quotes have been obtained from a new lift maintenace supplier - Schindler who are a bit more expensive, but we have to do something to resolve the ongoing problem of lift and lift-shaft maintenace for the community.
 
We have also ordered a new gate motor to replace the current one which did a job for thje past 5 years, but as with most things the promoter bought it was a "budget" motor at the time and we have spent far to much on getting it repaired in the past 12 months, so a new motor is a better economical proposition for the community, plus it will hopefully eliminate the security issue of the gate being left open for days on end. 
 
Post boxes are now sorted and operational, please collect your key from Intercala. the cleaner is also ensuring that the area around the boxes is kept clean & tidy.
 
Technical report on the community roofs was sent to promotors Reg office on the 16th October. We hope to make a decision in a couple of weeks on the quotes to go ahead with 2 of the penthouse roofs No chance of claiming on the insurance as it's a building defect and goes back before our Mapfre insurance policy was initiated, being a known problem it was not covered. More details follow on this ongoing problem from the lawyers.

You are right, I have written to the promotor.

I have tried several times in the last months to contact with the promotor
technician, because as far as I know they repaired some stains of damp and
defects some time ago. I would like to request an official report of that
repairing works, just in case any defect we are claiming now has been
already repaired. Unfortunately it has been impossible to contact him by
telephone or fax.

Coming back to your technician report, the technician does not clarify the
cause of those defects. He does not say who make the mistake along the
building works and which are the mistakes. He only lists the defects
--consequences-- with no comments or explanations. That reports is not valid
to be used as evidence in Courts. A technician has to state clearly the
reasons for those defects, the causes not the consequences, and who did his
work wrong.

 So you can see we are still trying to resolve the big issues the community have. Its a very slow and frustrating process of getting something put right in Spain and the analagy that a "red letter threat" in the UK is the equivalent of a summons for court action in Spain, however you have to give the accused every opportunity and time to put things right before you get to that point. we are very close to getting there i understand....but like the chasing of debtors it all takes time and money.

On the debtors front....i understand we now only have one serious problem resident - The Hammonds - an update on that will be given after the weekend hopefully.

I'm out in sunny Spain for the day on Saturday, so a quick flying visit to have a catch up with the presidente and the team and to pick up all the beachware, shoes and suntan lotions for our holiday in Barbados next weekend to celebrate my wifes "big" birthday......dont ask....it was cheaper to fly out for the day and pick up the stuff, than to go shopping for it all again...
