Hi,

Just wanted to warn anyone else at La Hacienda about my dreadful long-term tenants.  They moved in my apartment at Royal Lytham back in September 2009, saying they definitely wanted to stay on after the 11 month term.  They struggled, as most long-terms tenants do anyway, to pay rent for a few months and ceased completely paying any rent at all in March 2010 and have hardly paid any rent ever since.  I have had to get legal representation, which is going quite well at the moment.  I have just been informed of the eviction date.  The money they owe me, together with the time it takes the courts to evict them, with them living free until then, mounts up all the time.  I did get them via an agent, so I took precautions.  I would warn anyone to watch out for them wanting to rent your apartment.  Please answer this message if you want their names, so you can make a note never to have them in your apartment.  Also, be careful of tenants who pressure you into saying they can stay after 11 months.

I just hope you do not have to go through what I have.

My tenant yanked two small shelves off my lounge wall.  I am visiting the apartment 3-10 October.  Does anyone know how I can obtain some paint for the lounge wall?

Hi All,

Just in case you did not receive the recent Annual General Meeting notes, we only have two more months (July & October) when we will have to pay one and a half times the rate of our community charge, which we have been doing since November 08.  This was confirmed by Intercala.

Hi,

If anyone has a Cajasol mortgage for your Spanish property at La Hacienda, please note that I received a letter from Cajasol this weekend, with a brand new IBAN number and my account number has changed completely.  Please be careful if you are in the process of transferring money.

Just a warning to anyone renting their apartment long-term, based on my bad experiences.  Firstly my tenant said he wanted to rent very long-term and loved the apartment.  He agreed to renew the contract for another 11 months recently, then 3 days before the new contact was due, he decided he wanted to move elsewhere in Spain and has landed me with 2 months' notice to take effect whenever he wishes, when I'd fully relied on an 11 month contract.
