Reference caravan sites, my point is it doesn't matter what it costs to buy, its the maintenance cost that matters in the long run, and there does seem to be a rough going rate.

Agree with some of your other points, many of which I have made myself in the past.

Surely DV has a Management Board in place by now ?

If that's the case get them to put in a "fixed date" AGM and EGM then everyone knows where they stand.

Hope you get it sorted out.

€1400 per year is the average going rate for a 2 bed/2 bath (according to a recent EOS Community Fee Survey) although I'm sure some older Urbanisations are cheaper, but certainly others are a lot dearer.

You'll probably find that Community Fees are very much in line with that of caravan site fees, at least here in Northern Ireland.

At our AGM 11 the developer did indeed stand for election but was defeated. Same for Duquesa Suites I believe, so it's not a foregone conclusion provided you have a strong alternative Owner candidate. In our case the President is Spanish and had virtually 100% support from all the other Owners.

We felt that having the developer back in control of Community business (Incl finances) was a huge backward step and an even bigger conflict of interest, together with a loss of transparancy and openess.

We share the same Administrators as well. I have to say I was one of their biggest critics but having worked them on a few projects I have somewhat modified my position.

Their performance has improved significantly over the past year due to specific tasking of core functions. However, their lack of communication in general, and delays in answering emails, still remains a problem for some of us here.

Whether that's due to just not enough staff to handle the work, or just an endemic structural fault, remains to be seen

What we did at Coto Real was to approve holding our AGM on the 2nd Monday of May each year. That means you have a fixed date ad infintum so that Owners can plan ahead for flights etc.

We are currently voting on the same concept for an EGM, being the 2nd Monday of November each year, exactly the half way point.

The reason for the EGM is to authorise legal action against Delinquent Debtors, as waiting a full year is a nonsense.

What our Board have also agreed is distributing the whole cost of an EGM directly to the Debtors themselves, and not to the Community in general.

If you are taking the UK court route, is this through the (newish) European Directive ?

You only need to use the Spanish court system for Spanish Owners plus I think two other nationalities. Under the new European Directive you can pursue the other European nationalties (UK, Ireland, Germany etc) through their own national courts.

It just takes a matter of weeks.
